Building on a point I raised last week: in general, the infrastructure sector doesn’t have a funding problem. It has a delivery problem. Recent IFC - International Finance Corporation research covering 60+ years of equity investments shows that infrastructure has delivered long‑term returns comparable to (and often higher than) public equity markets, including the S&P 500. The asset class itself ("real asset") does not seem to be the issue. So why does capital hesitate? From what I hear from our clients, from an investor’s perspective, the friction mainly relates to delivery: - Construction risks and regulatory changes increasingly affect cash flows - Contract are often designed for stable conditions, even though volatility (in prices, but not only) has become a stress test for standard contracts - Lack of agility and rigidity in addressing contractual / project issues can turn manageable uncertainty into value erosion In my opinion, infrastructure is not "failing" as an asset class. It can still offer attractive long-term equity returns. The challenge lies in designing delivery frameworks that allocate, price and manage risk effectively, so those returns can actually materialise.
