A major shift is happening with Gen Z in Florida right now — and it could have a real impact on the Northeast Florida housing market over the next several years. According to new Florida Realtors® research, more Gen Z adults are choosing trades, apprenticeships, and workforce education programs instead of traditional four-year degrees. For the third straight year, vocational enrollment has increased nationally, and Florida is outpacing much of the country: 🔹 Construction trades enrollment in Florida jumped 38% from 2022–2025 🔹 Mechanic and repair program enrollment rose nearly 32% 🔹 Apprenticeship participation increased 11% last academic year 🔹 Florida now ranks #1 in the nation for workforce education Why does this matter for real estate? 📍 Many of these younger workers may enter the workforce and begin earning income earlier than previous generations. Without large student loan debt, some may also be able to save for homeownership sooner. Here in Northeast Florida, that could increase future demand for:• Entry-level homes• Townhomes and condos• Lower-maintenance properties• Housing near major employment centers Locally, we’re already seeing the type of economic growth that supports this trend. Jacksonville continues expanding in construction, logistics, healthcare, manufacturing, and port-related industries. Growth corridors across St. Johns County, Clay County, Nassau County, and parts of Duval are continuing to add jobs, infrastructure, and new housing inventory. The article also highlights something important: this next wave of buyers may not look like the “traditional” first-time buyer on paper. Some may have: ✔️ Apprenticeship income ✔️ Self-employment income ✔️ Variable or contract pay structures ✔️ Different lifestyle priorities than previous generations For many of these buyers, affordability, commute times, and proximity to work may matter more than large homes or top-rated school districts — at least in the early stages of homeownership. As a Northeast Florida Realtor, I think this is one of the more important long-term housing trends to watch, especially in lower and mid-level price points where competition could continue increasing over time. The 2026 housing market isn’t being driven by who most people think. According to the latest generational trends data, baby boomers (ages 61–79) now dominate the market, accounting for: * 42% of all home buyers * 55% of all home sellers — the largest share of any generation At the same time, millennials have dropped to 26% of buyers, and first-time buyers have fallen to just 21%—the lowest level on record. What’s behind the shift? 👉 Equity. Homeowners have gained an average of $128,100 in housing wealth over the past six years, giving long-term owners—especially boomers—the ability to move with flexibility, often without the same financial pressure younger buyers face. We’re also seeing: * Gen X rising to 25% of buyers, leading multigenerational purchases (19%) * Older millennials emerging as high-income move-up buyers (median income: $132,700) * Gen Z entering early, making up 4% of buyers, with the highest share of single female purchasers (35%) Meanwhile, buyer behavior is consistent across all generations: * 88% of buyers and 91% of sellers are working with a real estate agent * Guidance, negotiation, and local expertise still matter—regardless of age 📍 Here in Northeast Florida, this plays out clearly: Equity-rich homeowners are driving a large share of successful transactions, while many first-time buyers are navigating affordability challenges and waiting for the right opportunity. McKinsey just published a 12-theme manifesto on AI transformation. Here's what actually matters and what's changed since their 2023 playbook The themes worth your attention The tool isn't the moat. The capability is. Every competitor has access to the same models. The winners are the ones who built the organisational muscle to deploy faster, learn faster, and focus on fewer, higher-leverage bets. This has been McKinsey's line since 2023 but the evidence is sharper now. If IT is still driving, you're already behind. McKinsey is unequivocal: not one success story where business leaders with IT know-how were not in the driver's seat. The COO should support but the business leader must own it. This was the uncomfortable truth in the first Rewired it's now a hard prerequisite. Adoption doesn't happen because the model is good. AI that predicts machine failure but can't change a calendar-based maintenance schedule saves nothing. Four out of five companies have bolted AI onto processes designed for humans. The model works. The org doesn't. Trust is no longer a footnote. In the 2023 book, governance was background noise. In this manifesto, it's Theme 10. Agentic AI has forced the conversation — and McKinsey warns the excitement is getting ahead of companies' ability to manage the risk. Agentic engineering is the next gap to fall behind on. This didn't exist in the first edition. Foundation models can now do sustained autonomous work. The leaders are already building repeatable agentic playbooks. Everyone else is about to have a catch-up problem. The first Rewired was a how to manual written from frustration clients were stuck. This manifesto drops the instruction manual and makes declarations. The numbers are real (20% EBITDA, $3:$1 ROI). Governance and agentic AI went from footnotes to named themes.
