May 2026Humanoid has signed for 42,000 sq ft at One Triton Square, our joint venture with Royal London Asset Management , taking the building to 94% let. It’s another strong example of the demand we’re seeing from frontier technology businesses in London. Humanoid is a London-founded business building commercially scalable humanoid robots designed to work alongside people in industrial environments. I find this sort of practical application of AI fascinating, and I can’t wait to see what comes next from the team. London remains Europe’s leading tech hub, and what makes it special is the intersection of world-class universities, deep AI and engineering talent, life sciences, venture capital and research institutions in close proximity. The stretch from Paddington to King’s Cross, the Smart Mile, sits at the heart of that ecosystem. Over the last twelve months, this part of London has attracted the next generation of US tech businesses building their global presence. Seeing UK-founded businesses scale alongside them may be the most exciting part of the story. Regent’s Place exists to give businesses like these the platform to scale. Anthropic is expanding its European HQ here, Meta has been here for years, and alongside them are some of the UK’s most exciting scale-ups, including Synthesia, Relation Therapeutics and now Humanoid. Apr 2026A busy Tuesday morning. Kicking off with a ring around first thing to talk people through our full year post close update. It’s been a positive year with excellent leasing momentum driving 6% like‑for‑like rental growth, including a strong performance for our London campuses. Encouragingly, activity was particularly strong in Q4 despite ongoing macroeconomic volatility. Retail Parks remain virtually full at 99% occupancy and we’re moving rents on there too with deals 3.4% ahead of previous passing levels. A key focus this year has been development leasing and again, performance here has been strong, especially at One Triton Sq where we are now 94% let or under offer after deals with Anthropic and Gilead Sciences. We were also able to confirm our expectations for positive earnings and value moves for the full year (subject to audit) as well as our expectation that next year’s earnings will be at least 30.5p, upgraded today to reflect the completion of the acquisition of Life Science REIT. Speaking of which, I then spent a chunk of the morning touring our new London assets at Rolling Stock Yard, Kings Cross and Herbrand St, a lovely art deco building in Bloomsbury (originally built as a Daimler car hire garage!) pictured below. Both quality assets with exciting, growing occupiers in an exciting part of London. Then, before today’s ExCo meeting, we wandered up to Regent’s Place for a tour of the new British Land HQ at 20 Triton St. The work is progressing well and we’re on track and excited for our move in July! Apr 2026Our FY26 trading update was released today, and it’s been another successful year for everyone at British Land 🙌 Leveraging our platform we remain market-leading in campuses and retail parks, with excellent leasing results over the last twelve months. In particular, demand from occupiers in #AI and #tech has driven strong rental growth, with our Regent’s Place campus especially able to offer high-quality space for fast growing businesses. Elsewhere, our retail park portfolio remains practically full, demonstrating parks are the format of choice for both established and growing retailers. As always, I’d like to share a much-deserved 'well done' to all the teams who have made this possible 👏
