📈 Charleston Market Update: April Shatters 4-Year Record! While national headlines might be sounding the alarm on the spring selling season, the Charleston market is telling a completely different story. April didn't just meet expectations—it was the strongest April for ratified sales in four years. Here is the "boots on the ground" reality of what’s happening in the Lowcountry right now: 1️⃣ Demand is Exploding Last week, 390 properties went under contract marketwide. That is more activity in a single week than we saw in any week of 2023, 2024, or 2025. Buyers aren't just looking; they are pulling the trigger. 2️⃣ Prices are Finding a New "Normal" After March’s massive surge to $458k, the median sale price settled at $432k in April. While that's a "dip" from last month, it is still the third-highest median price on record for our market. We are seeing a broad-based upward trend that proves the Charleston market has serious staying power. 3️⃣ The "Waiting for Rates" Trap Mortgage rates have bounced around recently, but they remain well below last year’s levels. If you’re waiting for rates to drop further, keep in mind: Prices aren't dropping. If you wait for a lower rate but the home price increases, you haven't saved any money. You can’t refinance a high purchase price, but you can refinance a high rate later. 4️⃣ Inventory Check We have about 5,300 active listings, but we are still 2,900 listings short of a balanced market. As sales continue to outpace new listings, the market is shifting back to mildly favoring the seller. If you’ve been thinking of listing, the window is wide open. 5️⃣ New Construction is Essential New homes continue to be the engine of our market, representing 35% of all pending contracts. Berkeley County: 56% of closings are new construction. Dorchester County: 45% of closings are new construction. Charleston County: 16% of closings are new construction. 6️⃣ Distressed Sales? Still a Non-Factor Foreclosures and short sales represent just 1.2% of the market. With record-high home equity and strong employment, the "market crash" many are waiting for simply isn't in the local data. The Bottom Line: We are in the heart of the peak season.
