For relocation clients moving to Metro Atlanta, East Cobb remains one of the most consistent markets in the region. Apr 2026More builders are reducing prices and layering incentives, with 36% reporting price cuts in February and many offering closing cost assistance or mortgage rate buydowns. In the resale market, nearly 1 in 5 listings had a discount late last year, and some homes have seen multiple price reductions. What this really signals is leverage. Slower sales and increased inventory are giving buyers more room to negotiate and more time to make decisions. It is a different dynamic than the fast-paced markets we saw just a few years ago. For sellers, the message is clear. Pricing realistically from the start matters more than ever. Overpricing can mean sitting longer and chasing the market down instead of positioning ahead of it. At the same time, this is not a distressed market. Home values remain elevated, equity levels are strong, and foreclosures are historically low. What we are seeing is moderation, not collapse.
