May 2026Gino Fronti and I don't golf (often or well at least) but lately we have spent a lot of time on golf courses (for their event spaces) across the country talking about the local housing market with world class mortgage and real estate professionals. Insights and progress don't happen in board rooms..they happen in the field with real operators who spend all their time trying to solve consumer housing needs. Although still higher than before the conflict began, rates are well below the highest levels seen just a few weeks ago. 𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗰𝗼𝗻𝘁𝗶𝗻𝘂𝗲 𝗹𝗼𝘄𝗲𝗿 👍 Rates this week will continue reacting to headlines about the ceasefire and reopening of the Strait of Hormuz, and are in a good position to creep lower if progress toward a final resolution continues. Don’t expect rates to only move lower, though, as we could still see some day-to-day increases while negotiations continue, like early in the week when Iran announced it would no longer allow ships through the strait, pressuring rates. 📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸: • The Middle East: Even when a resolution doesn’t seem close, markets remain optimistic the conflict with Iran will be resolved soon, helping both stocks and bonds and supporting mortgage rates. Apr 2026"I'm going to wait for rates to drop." I hear this every week. And I get it. Rates are higher than they were. But here's what nobody is telling you while you wait. The market isn't waiting with you. Every month you sit on the sidelines, home prices in this market keep climbing. The house that's $350,000 today might be $375,000 by the time rates drop enough for you to feel comfortable. And when rates DO drop — every buyer who was waiting jumps back in at the same time. Now you're competing again, paying more, and rates aren't even that much lower. You waited. The market didn't. Here's what the smart move actually looks like: The average mortgage only lasts 2-3 years before the homeowner refinances. Buy the home now while you qualify and the asset is available. Let the principal start paying down. Let the home appreciate in value. Let your income and comfort grow. Then refinance when rates drop — into a lower rate, on an asset that's worth more than when you bought it. You paused the market from pushing you out of range the day you closed. That's the move.
