Sharing this recent closing from Jack Goldenberg and me: We were able to refinance this existing Freddie Mac variable rate loan as it was beginning to amortize, providing the borrower with a fresh, Freddie Mac five-year fixed rate loan, with three years of interest-only, at a rate over 100bps inside the existing loan while waiving the existing 1% prepayment penalty. This yielded cash-out proceeds while maintaining debt-service payments in-line with the existing loan. Thank you to Freddie Mac Multifamily and the PGIM underwriting team for a smooth transaction. Apr 2026Complex executions require thoughtful solutions. Excited to announce PGIM ’s closing on a $76,277,000 fixed‑rate refinance for a 431‑unit multifamily community in Houston, TX. Originally financed with Freddie Mac floating‑rate debt through PGIM, we remained closely engaged with the client over the years and worked together on refinance solutions as market conditions evolved. By pairing preferred equity with a Freddie Mac fixed‑rate execution, the client was able to lock in long‑term certainty through a thoughtful, capital‑efficient structure—a strong example of how staying engaged and creative can lead to the right outcome. This transaction highlights our ability to navigate complexity and tailor capital solutions that align with our clients’ objectives.
