When we started Smartworks , the conventional wisdom was that flexible workspaces were for freelancers and startups. We believed the real opportunity was the #enterprise - the 500-person company that needed a large space in a Tier 1 city , fully managed, operational in weeks, with no 10-year lease commitment tying up their balance sheet. And.... not just an office. A campus. Large-format, fully serviced, built for how enterprises actually work - at scale, across cities, over years. Nobody in India was building that. So we did. The thesis was simple: enterprises want great offices. They don't want the operational complexity, the capex, or the risk that comes with them. Remove those barriers, create a an ecosystem with aspirational amenities - at a price point that makes sense and the choice becomes easy. We heard a lot of scepticism in those early years. But, we kept building. Today, 90% of our revenue comes from enterprise clients. GCCs alone have grown from 7% to 15% of our rental revenue in a year. And 37% of our rental revenue now comes from clients with 1,000+ seats - up from 29% just a year ago. Flex is no longer a fringe bet. It is mainstream infrastructure for how enterprises work. And the opportunity ahead is far bigger than anything behind us. May 2026For a long time #GCC conversations in India were centred around scale. - How many people could be hired. - How efficiently operations could run. - How much work could move offshore. That conversation is evolving quickly. Today, many GCCs are taking ownership of products, platforms, customer experience, and business-critical decisions that directly shape global organisations. I recently had the opportunity to discuss this shift alongside leaders from Adobe, Diageo, and Availity. One theme stood out clearly through the discussion: as mandates become more strategic, everything around the ecosystem needs to evolve alongside it. ✓ Workspaces can no longer be treated as static infrastructure. ✓ Culture can no longer operate separately from innovation. ✓ Learning can no longer stop after onboarding. The organisations building long-term advantage are the ones creating environments where teams can scale quickly, collaborate seamlessly, experiment confidently, and operate with real ownership. Smartworks ’ recent expansion with a Forbes 2000 company across four cities is more than just another mandate. It reflects the trust global enterprises continue to place in the Smartworks platform and in our ability to deliver consistency, scale, and speed across markets. One of the key themes was how #AI is reshaping the role of offices. While technology is changing the way we work, it is also making collaboration, innovation, and high-quality workplace environments even more important. We also touched upon the strong momentum around #GCC expansion in India and the growing preference for flex and managed campuses as companies look for agility and faster go-live timelines.
