Zonda 's Spring 2026 edition of SoCal Insiders was a hit. A huge thank you to our guests, speakers, and my incredible Zonda team. We were joined by sales and marketing leaders from Beazer Homes , CalWest , Century Communities, Inc. (NYSE:CCS) , G3 Urban , Melia Homes , Meritage Homes , Olson Homes , Pacific Communities Builder , Risewell Homes , and Woodbridge Pacific Group for an engaging and thought provoking afternoon centered on one theme: “The traffic problem is not traffic.” We kicked off the program with an overview of Zonda’s end-to-end digital solutions for the home shopper journey. This included our new Community Launch Bundle for digital assets, expanded NewHomeSource advertising opportunities, the re-envisioned Envision online design center, and a preview of TrustBuilder CX powered by Eliant’s verified reviews and ratings. Sandi Rockwood , Zonda’s Director of Business Development for Builder, walked us through the latest Homebuyer Outlook for LA/Orange County and the Inland Empire. She also showed us how Zonda Enterprise Accelerator is giving builders an AI-driven engine for revenue modeling and competitive insights without the spreadsheet gymnastics, with special color commentary from Zonda's CEO, Jeffrey Meyers . Tom LeBaron , Zonda’s Vice President of Performance and Growth Marketing, explained how today’s home shoppers are using AI to guide their research, and why builders need strong first-party content, verified buyer reviews, and a comprehensive online presence to earn visibility with large language models. Daniel Martin , President and Senior Partner at PSM Communication Arts, reminded us that while traffic may feel down, demand is not. Buyers are simply completing more of the journey online before they ever step into a model home. The builders who succeed will not be the ones chasing volume. The builders who succeed will be the ones measuring intent and using digital engagement signals to identify buyer readiness long before the first visit. We wrapped the afternoon with a roundtable discussion that brought all of our SoCal Insiders into the conversation. The group shared candid insights about shifting buyer behavior, the rise of high-intent traffic, and how teams are rethinking the sales experience to meet buyers where they are. Thank you to all who attended our Zonda Vancouver Frame event this morning! So great to continue to see this event grow. The data isn't going to make many builders excited about current market conditions, whether it's the standing inventory, the lack of new project launches, or the direction of the rental market. There’s something incredibly powerful about getting back into the field and reconnecting with the true heartbeat of land development. Last Friday in Orlando, I had the opportunity to attend an incredible wetlands field tour hosted by environmental scientists Sarah Johnson and Danielle Vail of Kimley-Horn at the Hilochee Wildlife Management Area, and I’m still reflecting on how impactful the experience was. From learning how to properly walk a site and identify what truly constitutes a wetland, to understanding vegetation indicators, environmental nuances, hydrology, and even the distinct smells that often signal wetland areas — this was the kind of real-world education that transforms professionals. What made it even more meaningful was standing alongside so many brilliant women in our industry, asking questions, sharing perspectives, and diving deeper into a subject matter that directly impacts how we shape and protect our communities. This is exactly why Ladies in Land exists — to create spaces where education, mentorship, and meaningful industry connection come together in a tangible way. To Sarah Johnson, Danielle Vail, and the entire team at Kimley-Horn — thank you for your time, expertise, and willingness to teach. Are you thinking about who will win the lumber and building products distribution scrap in light of recent QXO acquisitions? I suggest thinking through exposure to R&R, which we expect to outpace New Residential spending growth over the coming couple of years. Some analysts forget the scale difference between the New Residential and the Existing Housing market. In the map below you can see the ratio between home addition projects (Zonda RRI) for owner occupied homes and the number of new single-family starts. It ranges from nearly two home additions per start in the South to a whopping 4.4 home additions per start in the Northeast. In expensive coastal markets (or difficult to permit markets) ADUs, garage additions, etc. will be significant source of demand for building materials typically associated with new builds (lumber, gypsum, siding). For example, I estimate there was roughly 3x as many home additions in Los Angeles county as new sf permits in 2025. Regional exposure by the big LBM suppliers is pretty varied, and their results will depend on new construction volumes, but also product mix they can supply, the demand for large R&R projects in their footprint, and their execution. Home Depot + SRS is a dark horse potential here given penetration among R&R pros and should be considered in the competitive set. We publish estimates of the number of home addition projects by county, historical and forecast out to 2028 in our Zonda RRI. Good afternoon, Our GTHA Zonda Urban team is pleased to release the Q1-2026 multi-family market survey results. We are happy to present some positive news for a change, mindful of ongoing challenges in the market. Q1-2026 was a quarter for townhouses with demand for new units reaching a three year high, and sales in newly launched projects strongest in over four years. Key highlights: - 1,379 multi-family sales including 1,094 townhouses and 285 new condominium apartments. Multi-family sales as a whole rose for the first time year-over-year since Q3-2023 by 33%, supported by a 148% increase in new townhouses sales and despite a 52% decline in new condo apartment sales. Condo apartment sales have shifted between 250 & 400 units each quarter over the past year - 16 new townhouse projects launched sales selling 68% of the 1,014 units released. New townhouse openings were the driver for volume accounting for 63% of townhouse sales compared to 27% in the previous quarter when demand picked up for existing inventory. - Average price of townhouse units in newly opened sites was $867,270, down 17% from two years ago. New developments covered the breadth of product (traditional, rear lane, stacked, etc.) and hit several long supply starved submarkets with a concentration in Markham - The optimistic outlook for townhouse product continues into the second quarter with our team anticipating 17 new openings (thus far) - Yes, no new condominium apartment projects launched in Q1-2026. Six developments cancelled with a total 1,710 units. 2 projects will move to rental, 2 remain TBA and 2 are or will be up for sale in the near future. This type of disposition split is indicative of the current market landscape. -Standing (post-2019 bldgs) new condominium apartment inventory grew to 2,358 units as of Q1-2026, comprising 13% of unsold units in the market. - Anecdotally, in speaking to developers with closed buildings with inventory, traffic has been up, and a few sites are selling 1 to 2 per week. This flushes out with our data showing 66% of condominium apartment sales during Q1-2026 in standing or near completed inventory including 47% in finished and 18% in buildings close to occupancy at interior finishing - A total of 6,404 units were being delivered in buildings starting occupancy in Q1-2026, 19% lower than in Q1-2025 as this market cycle unwinds. -16,973 units are slated to start occupancy through the remainder of 2026, 9,473 (56%) are projected for the second quarter marking a final spike in deliveries -978 units (2 bldgs) began construction in Q1-2026. 23,473 units are projected to deliver between 2028 and 2030, the latter year at just 1,836 units A final note: Of unsold units in buildings to start occupancy b/n April 1 and the end of the year, 64% were 2B layouts or larger.
